Overview

What an EICR is, and who needs one

An Electrical Installation Condition Report is a formal inspection and test of a property's fixed wiring. Private landlords in England and Wales must hold a valid EICR for every rented property and renew it at least every five years. Homeowners and businesses use them for peace of mind, insurance, and before buying or selling.

Step 01

Booking & access

We agree a time that suits the property and any tenants, and confirm what access to circuits and the fuse board we'll need.

Step 02

Inspection & testing

Circuits are safely isolated and tested in turn, with visual inspection of accessories, cabling, earthing, and the consumer unit.

Step 03

Report issued

You receive a clear EICR with a satisfactory or unsatisfactory outcome, each observation coded and explained in plain language.

Step 04

Remedial work if needed

If issues are found we quote for the repairs, carry them out, and reissue documentation so the installation is signed off as satisfactory.

Workmanship

What we check

Consumer unit and protective devices, earthing and bonding, socket and lighting circuits, cable condition and routing, RCD operation, and any signs of overheating, damage, or non-compliant work. Findings are coded C1, C2, C3, or FI so you know exactly what's urgent and what isn't.
